Homeownership Made Simple – Episode 6: VA Home Loans Explained
VA Home Loans: More Than Just “No Down Payment”
VA home loans are one of the most valuable home financing benefits available to eligible buyers, but they’re also frequently misunderstood.
Many people hear “VA loan” and immediately think zero down payment. That can be an important advantage, but it’s only part of the story.
VA-backed home loans can offer eligible borrowers no VA-required down payment, no private mortgage insurance (PMI), limited closing costs, competitive financing and a benefit that may be used more than once. Individual lenders can still have their own underwriting requirements.
What Is a VA Home Loan?
A VA-backed home loan is generally made by a private lender, while the U.S. Department of Veterans Affairs guarantees a portion of the loan.
Eligibility is based on factors such as military service history and duty status. Eligible borrowers typically obtain a Certificate of Eligibility, or COE, which tells the lender that they qualify for the VA home loan benefit.
Do VA Buyers Really Need No Down Payment?
The VA itself does not require a down payment on a qualifying purchase loan, although a lender may require one in certain circumstances. The home's appraised value and the buyer's overall financing situation also matter.
That can make a major difference for buyers who would rather preserve savings for moving costs, repairs, reserves or other expenses.
But no down payment does not mean no cash needed to buy a home.
VA buyers may still have expenses such as inspections, appraisal-related costs, prepaid taxes and insurance, lender charges, title expenses and other closing costs.
What About Mortgage Insurance?
One of the biggest VA loan advantages is that monthly private mortgage insurance is not required.
With many other low-down-payment loans, mortgage insurance increases the monthly payment. VA financing avoids that particular expense.
Understanding the VA Funding Fee
Many VA borrowers pay a one-time VA funding fee.
The amount varies depending on factors including the type of loan, the size of any down payment and whether the borrower has used the VA benefit before. The funding fee can generally be paid at closing or financed into the loan. Some eligible borrowers are exempt from paying it.

A VA Appraisal Is Not a Home Inspection
This is another common misunderstanding.
A VA-approved appraiser evaluates the property's value and checks whether it meets the VA's basic minimum property requirements.
But the VA specifically advises buyers that an appraisal is not the same thing as a home inspection. A separate inspection can help identify problems with the home's systems and condition before purchasing.
Can You Use a VA Loan More Than Once?
Yes. VA describes the home-loan guaranty as a lifetime benefit, and eligible borrowers may be able to use it multiple times. The amount of entitlement available can depend on what happened with previous VA loans.
So someone who previously purchased a home with VA financing should not automatically assume the benefit has been used up.
Is a VA Loan Automatically the Best Choice?
Not necessarily.
A VA loan can offer exceptional advantages, but every buyer should compare the actual loan terms available to them—including interest rate, fees, monthly payment and cash needed at closing.
The right question isn't simply:
“Can I get a VA loan?”
It's:
“Which financing option puts me in the strongest position for the home I want to buy?”
That decision is best made with a lender who regularly works with VA financing.
