Buying a home can feel overwhelming, especially when you're trying to save for a down payment and closing costs. Many buyers assume they simply need to keep saving, when in reality there may be programs available that can help make homeownership more attainable.
That's why we're launching Homeownership Made Simple, a new educational series from Tu Familia Real Estate. Our goal is to explain Florida homebuying programs in plain English so you can make informed decisions with confidence.
For our first episode, we're looking at one of Florida's best-known homebuyer assistance programs: Florida Hometown Heroes.
What Is the Florida Hometown Heroes Program?
The Florida Hometown Heroes Program was created to help eligible members of Florida's workforce purchase a primary residence in the communities they serve.
For qualified buyers, the program may provide:
- Assistance with down payment and closing costs.
- A competitive first mortgage interest rate through participating lenders.
- Support for purchasing a primary residence in Florida.
Who May Qualify?
Program eligibility changes from time to time, but the current program generally includes many full-time Florida workers in eligible occupations, including:
- Healthcare workers
- School employees
- First responders
- Certain public safety and court employees
- Childcare workers
- Active-duty military, reservists, National Guard members
- Veterans who meet the current employment requirements
Applicants must also meet Florida Housing's income, employment, homebuyer, and lender requirements.
How Much Assistance Is Available?
Eligible buyers may receive:
- Up to 5% of the first mortgage amount
- Maximum assistance of $35,000
- Minimum assistance of $10,000
The assistance is provided as a 0% interest, deferred second mortgage that can be used toward down payment and eligible closing costs. It is not forgivable and is generally repaid when the home is sold, refinanced, transferred, or is no longer the borrower's primary residence.
Does This Mean You Should Buy a Home?
Not necessarily.
The availability of assistance is only one piece of the puzzle.
Before purchasing a home, it's important to consider:
- Your monthly budget
- Employment stability
- Long-term plans
- The right neighborhood
- The right financing program
Homeownership should be based on your overall financial goals—not simply because assistance is available.
Why It's Worth Exploring
One of the biggest mistakes buyers make is assuming they don't qualify before speaking with a knowledgeable lender.
Even if Florida Hometown Heroes isn't the right fit, there may be other financing or down payment assistance programs that better match your situation.
