Seven Pines vs. eTown: Which Jacksonville Community Fits You Best?

If you’re looking for a newer master-planned community in Southeast Jacksonville, eTown and Seven Pines are likely to end up on the same shortlist.

Both offer newer housing, community amenities, outdoor spaces and convenient access to major parts of Jacksonville. But they are not interchangeable.

eTown is farther along in its development and has an established residential and commercial environment built around convenience, technology and sustainability. Seven Pines is newer and still evolving, with active homebuilding, expanding amenities and significant retail and service development underway.

The better choice depends on what you want from the community around your home.

eTown: More Established and Connected

eTown was designed around four central ideas: community, technology, convenience and sustainability. Its Southeast Jacksonville location along the State Road 9B/I-295 corridor puts it between the St. Johns Town Center area and Flagler Center. The community has also committed to keeping approximately half of its land as preserve.

One of eTown’s biggest advantages today is that much of the community infrastructure is already established.

Recharge

The five-acre Recharge amenity center includes a resort-style zero-entry pool, lap lanes, fitness center, outdoor yoga lawn, rooftop patio, playground, gathering spaces, event lawn and dog park for qualified residents.

The Exchange at eTown

The Exchange has developed into eTown’s walkable commercial center, bringing restaurants, services and everyday conveniences directly into the community. Its pathways are designed to connect residents to the town center by foot, bicycle or electric vehicle.

Seven Pines: Newer and Still Taking Shape

Seven Pines occupies more than 1,000 acres near Butler Boulevard and I-295 and combines newer homes with lakes, trails, preserved natural areas and community amenities. New homes are currently offered by David Weekley Homes and ICI Homes.

Because Seven Pines is earlier in its development cycle, buyers are seeing both new construction and a growing resale market.

The Club at Seven Pines

Community amenities include resort-style pools, fitness and social spaces, a playground, event lawn, trails and lake access for activities such as kayaking and paddleboarding.

The Village at Seven Pines

Seven Pines is also developing a more substantial mixed-use component. The Village at Seven Pines is planned as approximately 182,000 square feet of retail, dining and services anchored by Publix. The surrounding area is also adding healthcare, wellness and other conveniences.

How Do the Locations Compare?

Both communities are in Southeast Jacksonville, but their positions within the area are different.

eTown

eTown sits along the 9B/I-295 corridor between the St. Johns Town Center area and Flagler Center. That can be particularly convenient for buyers whose daily routines take them toward southern Jacksonville, Bartram Park, northern St. Johns County or employment centers along the I-95 corridor.

Seven Pines

Seven Pines sits near Butler Boulevard and I-295, just south of the University of North Florida and near St. Johns Town Center. Its eastern Jacksonville location also provides access toward Mayo Clinic and the Beaches.

Neither location is automatically “better.” Where you work, where you spend your time and which parts of Northeast Florida you use regularly can make a meaningful difference.

Which Has the More Established Lifestyle?

eTown currently has the advantage if you want a community that feels farther along.

Recharge is established, The Exchange is operating, neighborhoods are mature enough to provide an increasing amount of resale inventory, and much of the community structure buyers originally saw on development plans is now part of everyday life.

Seven Pines is different.

It already has significant resident amenities and occupied neighborhoods, but buyers are also watching a community continue to develop around them. New homes, The Village, healthcare, retail and other development are adding to what Seven Pines will ultimately become.

For some buyers, established is the advantage.

For others, being part of a community while it is still growing is part of the appeal.

How Do the Homes Compare?

Both communities offer newer construction styles, but the current buying opportunities differ.

Homes in eTown

eTown includes several distinct neighborhoods with different housing styles and price points. Because the community is farther along, buyers should expect to see a meaningful mix of resale opportunities, with builder or quick-move-in inventory changing over time.

Homes in Seven Pines

Seven Pines continues to offer active new-construction opportunities from David Weekley Homes and ICI Homes alongside an emerging resale market. Available floor plans range from homes under 2,000 square feet to substantially larger designs, including front- and rear-entry garage configurations and lakefront opportunities.

The best way to compare them is not simply new versus resale. Consider the total property: homesite, upgrades, landscaping, completed outdoor spaces, current builder incentives and how the home compares with other available inventory.

What About Parks, Trails and Green Space?

Both communities put considerable emphasis on outdoor living.

eTown was planned with a commitment to preserve approximately 50% of its acreage and incorporates trails, green spaces and outdoor gathering areas throughout the community.

Seven Pines also places nature at the center of its design, with lakes, trails, parks and preserved coastal forest across its 1,000+ acres.

This is one category where looking at photographs and visiting in person can tell you much more than a list of amenities.
